10 Feb 2017 - New Automatic Main Entrance Doors

We are delighted to announce the completion of installation of new automatic doors to the main entrance of the building. The doors are designed to improve ease of access, security and energy efficiency and have been installed as part of a wider refurbishment programme at the foyer. The new doors were funded by the Company and not the Maintenance fund.

23 Jan 2017 - Temporary Water Shut Down

Dear residents,

The water main that serves 8th to 24th floors of our building must be shut off to allow for the booster pumps system maintenance. Water main will be closed on Wednesday the 25 January 2017 between approximately 9:30AM and 10:30AM. Please draw enough water to supply your needs during this period.

Please ensure all taps are closed until works are complete. Contact the lodge for verification.

Residents of flats, which may have flush valves, are encouraged to close a valve at their water meter during the water shut down. This should help prevent a loss of water pressure in the building, and hopefully prevent the flush valves from continuously running when the water is turned back on.

Occasionally, some problems occur after the water supply is reinstated. If water shows discolouration, run the water until it clears. If water is available from most taps, but won’t flow from a particular one, remove the screen from that tap and run water. Clean the tap screen and reinstall it.

If you have any concerns regarding the water service interruption, please contact the Managing Agent.

23 Sep 2016 - Check your tenant's right to rent

From the 1st February 2016 landlords or their agents need to conduct checks on new tenancies on whether a person has the right to rent. If there is any issue with the documents provided then you can ask the Landlords Checking Service (LCS) to undertake a right to rent check via the on-line request for a Home office right to rent check tool.

You can be fined up to £3,000 for renting your property to someone who isn’t allowed to rent property in England.

19 May 2016 - Ringing of Peregrine Falcons

The annual visit to ring the Peregrine chicks was on 19th May. Here is some information on the 4 peregrine chicks:

Thus, 3 males & a female. The females was considerably larger than any of the males. All 4 chicks were healthy. Their wing & tail feathers which are several centimetres long will grow rapidly from now.

18 April 2016 - Peregrine Falcons

All appears to be going well. Both adults are continuing to share their duties in incubating the eggs. Peregrines have a long incubation period of about a month (Robins & Blackbirds, for example, incubate for less than 2 weeks). With the 4th egg laid on 27th March, 3 days earlier than last year, excitement will be mounting in just over another week as we approach possible hatching dates. It's worth watching the behaviour of the adults since this tends to change as hatching approaches.

11 August 2015 - Peregrine Falcons 2015 Breeding Season

This year the peregrine family have remained on and around Sussex Heights for longer than in recent years.

In the first few weeks after leaving the nest, as the young grow stronger & become better flyers, they & their parents tend to move increasingly further away from the nest site during the day. The family often return there at night to roost. The young are dependent on the adults until they have learnt to hunt for themselves. It may take several months before they are fully independent, with young sometimes remaining with their parents until October.

The first few months after fledging is a very hazardous time for many young birds, not least Peregrines. Sadly, one of this year’s young, male Green 69 was found dead on Brighton Beach at the end of June. It is, however, great to report that female Peregrine with colour-ring Green 37, ringed as a chick at Sussex Heights on 4th June 2009 has been seen in the Dover area.


22 May 2015 - Ringing of Peregrine Falcons

The annual visit to ring the Peregrine chicks was on 22rd May. Here is some information on the 4 peregrine chicks:

8 January 2015 - New Managing Agents

We are pleased to announce the appointment of Ellmans as our Managing Agents, taking over from Austin Rees with immediate effect. They have an office in Hove at 43 Church Street and can be contacted on 01273 737241 or 01273 749152. Staff from Ellmans will visit Sussex Heights in the lobby weekly on Wednesdays at 10.30am for you to meet and raise any matter you would like to discuss.


28 August 2014 - Peregrines Falcons and Essential Works

Both adult peregrines have been seen on the roof recently. They remain resident in the area throughout the year but are sometimes not seen for days. It is normal for them to return to Sussex Heights periodically during the autumn and winter months. By February they become increasing resident as they need to defend the nest site from intruders and settle down to breed.

Essential works to the building have been extremely carefully scheduled to cause minimal disruption to the Peregrines & as such were programmed outside the breeding season after the young had flown. There was close discussion with The Sussex Ornithological Society who are very appreciative of the care taken by the Directors to minimise disturbance to the Peregrines.


26 June 2014 - Peregrines Falcons Update

This year the Peregrines have raised another brood of 4 young. This brings the total number raised in this nest box since 1998 to an impressive 46 young. Last year they raised 3 males and a female. This year, they had 2 males and 2 females. The eggs were laid within a day or two of the same dates as last year. The first two chicks (Green 64 & Green 65) are believed to have taken their first flights on 13th June when about 6 weeks old with the others following over the next few days. This is always a risky time for the young as they learn to fly.

23 June 2014 - Falcon rescued after getting stuck at Brighton hotel

The bird suffered feather damage and has been taken into care Credit: RSPCA A juvenile peregrine falcon was rescued today (Monday 23 June) after getting trapped in netting seven storeys high at a Brighton hotel.

The young bird, believed to be just a few months old, was suspended in mid air between two parts of Brighton Metropole Hotel on Kings Road. It is thought he is part of a family living in nearby Sussex Heights.

The bird, nicknamed Metro by staff at the hotel, suffered feather damage but no breakages and has been taken the charity’s Mallydams Wood Wildlife Centre in Hastings for care.

23 May 2014 - Ringing of Peregrine Falcons

The annual visit to ring the Peregrine chicks was on 23rd May. The 4 chicks which were about 3 weeks old were all healthy. We believe there are two males (which weighed 455g & 595g) & two females (weighing 750g & 770g). Thus there was quite a size difference between the smallest & the largest. However, the smaller of the two males is also probably the youngest of the brood & has some catching up to do. Their wing feathers were just beginning to show but will sprout rapidly over the next few days. They develop extremely quickly.

Annual General Meeting - 22 November 2013

The AGM will be held on Friday the 22nd November 2013 at 8pm in the Ambassador Room at the Metropole Hotel. As usual there will be official company business where shareholders vote on the various resolutions on the agenda (accounts, directors, etc). All current Directors are standing down according to our company constitution and can stand for re-election at the AGM. This is then followed by an informal part of the meeting where any other issues can be raised by shareholders.


9 September 2013 - Peregrine Falcons

Both adult Peregrines are in residence & often seen in the sky over Sussex Heights. This year's youngsters are still making regular appearances on the roof, though less frequent than a month ago.

The young, which have now been flying for about 11 weeks, should be able to hunt & fend for themselves. Whenever they do return, you may notice the parents encouraging them to leave. As they become totally independant, the young will disperse, probably within south-east England, though occasionally they may go further afield.

We hope to follow them in the future since each youngster was fitted with an individually numbered colour-ring. Any sightings of colour-ringed Peregrines are always gratefully received.

12 July 2013 - Peregrine Falcons Update

The young which are now 10 weeks old have been flying for almost a month. All four chicks look like strong, healthy flyers. They are still hanging around Sussex Heights, though venturing further afield as they get bolder and stronger flyers. All six birds were seen in the air together at one point last week. Some lucky observers have seen mid air food exchanges whereby one of the adults passes food to a youngster. They will need to learn to catch prey themselves.

This has been a tremendously successful season for our Peregrines, raising and successfully fledging four chicks (3 males & a female).

28 June 2013 - Preparatory Works for New Facade Covering

The preparatory works for a new facade covering commence on Monday the 1st of July.
The works will consist of external inspection of elevations, cutting off loose rusty trims from the worst affected flats, cleaning off rust stains from exposed metal and external repair to damaged sealant where trims abut against the structure of the building.
The initial stage of the works will be carried out by abseilers from Edge Rope Access. Please be aware that you can see a person hanging on a rope outside your flat between 8am and 6pm.

27 June 2013 - Main Water Supply Shut Off

On the 27th of June 2013 at approximately 9:00am to 15:00pm the main water supply will be shut off for system maintenance. This will affect floors 8 to 24. We apologise for any inconvenience this may cause.

24 June 2013 - Peregrine Falcons Have Now Fledged

All 4 young have now fledged & will be improving their flying skills. They will still be very dependant on their parents for food but will have to learn to hunt for themselves over the next weeks & months.

Some very exciting news is that male Green 44, ringed as a chick at Sussex Heights on 27th May 2011 (one of a brood of 4) made a surprise appearance on the Fulham Charing Cross Hospital webcam on 20th June 2013. He looks very fit and healthy.


13 June 2013 - Peregrine Chicks

The young Peregrines which are now nearly 6 weeks old and fully feathered spend much of the time away from the nestbox. This is a pity since they are not providing much of an appearance on the webcam. It must be very windy on the roof so hopefully they are sheltering perhaps behind the nestbox or in one of the recesses. They are likely to be doing a lot of wing flapping and exercise to prepare their wing muscles for their first attempts at flying. It is likely that they will fly in the next few days so let's hope the weather is reasonable.


3 June 2013 - Peregrine Chicks Develop

Now approaching 5 weeks old, the chicks are becoming increasingly active and adventurous, often leaving the nestbox to venture onto the parapet. They are rapidly losing their down as their body and wing feathers develop. Thus their appearance is changing almost daily.

22 May 2013 - Peregrine Chicks Ringing

The ringing went very well today. Great to have 4 chicks & to report that all 4 appeared very healthy. We believe we have 3 males & a female. Details:
Green 59: Male. Weight 640g
Green 60: Male. Weight 565g
Green 61: Female. Weight 840g
Green 62: Male. Weight 590g

Here are a few weights of Peregrine chicks at Sussex Heights in previous years for comparison:
2010: 2 males 610g & 665g
2011: 2 males 530g & 640g, 2 females 795g & 820g
2012: 3 males 580g, 620g & 655g
Of course, they grow very rapidly so every day makes quite a difference.


21 May 2013 - The Peregrine Falcons

This year the full clutch of 4 eggs was completed on 1st April. After an incubation period of a month, the chicks hatched over a period of several days between 2nd-5th May. All 4 hatched successfully. Initially the chicks were small, fairly inactive balls of white down. The male has been very busy supplying the brood and the adult female with lots of food. Over the past couple of weeks the chicks have grown enormously, looking bigger almost every day. Although still white and downy at 2 weeks old, their wing and tail feathers will soon begin to sprout.

The chicks are usually ringed at about 3 weeks old. This is due to take place very soon.

You may have noticed that the adult male is also ringed. He has a black ring with number 15 inscribed. He was ringed as a chick from The Sussex Ornithological Society's nestbox on Chichester Cathedral in May 2005 and has bred at Sussex Heights since 2009.

14 July 2012 - The Peregrine Falcons

This year the prolonged period of wet and windy weather must have been very challenging for the young Peregrines as they left the nestbox and learnt to fly. One youngster is believed to have died in mid-June around the time of fledging. However, two of the three young (both male) fledged successfully at Sussex Heights this year. They have been learning to fly with their parents. They will soon have to learn how to catch their own food. You can find more info on the Peregrine Falcons page.

21 May 2012 - Peregrine Chicks Ringing

Peregrine Chicks 2012 The three Peregrine chicks were ringed today under Licence by Graham Roberts. All three chicks were fit and healthy. Weighing 580g, 620g and 655g, it seems likely that we have a brood of all males this year. All had tail and wing feathers just sprouting though with most of the body still covered in fluffy, white down. The feathers will develop rapidly from now.

As previously, each was fitted with a numbered colour-ring. It is hoped that this will enable us to follow the movements of these individual birds in the future - any sightings much appreciated. Sadly, Green 42 (one of the female chicks ringed in 2011) was hit by a car near Goodwood about two weeks ago and sadly died. Watch the nestbox on our Peregrine Falcons page.

22 March 2012 - SHBL buys new webcamera for Falcons Nest Box

The new webcamera was installed in the nest box by Graham Roberts of the Sussex Ornithological Society. Peregrine Falcons are nesting again, and laid their first egg on Thursday 22 March 2012 at around 4pm. Watch the nestbox on our Peregrine Falcons page.

30 September 2011 - Sussex Heights is being renovated

Works to our roof will commence on the 10th October 2011. Works to the facade above the entrance area have started and scaffolding is up. Our foyer will be fitted with new energy efficient lighting over the next couple of weeks.

20 June 2011 - The Peregrine Falcons

The young male (Green 44) has been found on the ground in Russell Square last week and was taken to Roger Musselle's Wildlife Rescue Centre. The bird is in good condition and will be returned to the roof of Sussex Heights this week. All chicks are very close to flying the nest.

24 May 2011 - The Peregrine Falcons

All four chicks have hatched and are growing rather fast. The chicks normally leave the nest by the end of June.

23 May 2011 - Energy Efficiency

The Board of Directors asked an energy efficiency expert to conduct an energy survey for Sussex Heights. The aim is to save on our electricity bills and to look at any other area where we can make the building more "green" and save money in future. We are looking at all options – from more efficient lighting to the potential for putting solar PV panels on our roof.

26 April 2011 - The Peregrine Falcons

We are pleased that the falcons within the nest box on the north side of our building have laid four eggs. We are expecting the eggs to hatch in early May with the chicks leaving the nest by the end of June.

24 February 2011 - The Peregrine Falcons

The Peregrine Falcons can nest on the roof of Sussex Heights this year again – this is the 12th year that Peregrine Falcons will be nesting on the building. Our managing agents Austin Rees have liaised with the experts (Natural England and the Sussex Ornithological Society) and planned the timetable for the major works to the roof and facade accordingly. This means that renovation works will start after the eggs have hatched and birds are about 4 weeks old, when there is much less impact on the birds through works on the roof. No work will be conducted in the area of the nestbox and there will be special shielding installed to minimise impact on the Peregrine Falcons' nesting site.

26 November 2010 - Annual General Meeting (AGM)

This is then followed by an informal part of the meeting where we can address any other issues that shareholders want to raise. The meeting will close at 10pm at the latest.

22 September 2010 - Informal Leaseholders Meeting

The Board is holding a meeting at the Brighton Metropole, in the Osbourne Room, at 7pm on the 22nd September 2010. Our new managing agents will be there as well.
The aim of this meeting is to give shareholders an overview of all current issues, and to provide you with the option of asking questions and raising issues in a more informal setting.

27 July 2010 - New Managing Agents

We have now appointed Austin Rees as the agents for the building. Their offices are at 135-137 Dyke Road, Hove, BN3 1TJ, on the corner of Dyke Road and Melville Road, close to the Seven Dials roundabout. Austin Rees specialise in the management of blocks of flats and are the managing agents for Furzecroft, Wick Hall and Courteney Gate amongst others.
